This 497.2+/- acre tract is located in Northwestern Hockley County, Texas.  This farm has 3 pivot irrigation systems that are tied together with underground line and has 4 irrigation wells along with one that is no longer in use. Note: Current pumps, panels and fertilizer tanks are owned by the current tenant and will not convey with the land.

For reference purposes each pivot area is identified by the primary labor they occupy.  The southern two pivots (#47 & #48) of the farm have been leased to a tenant for the past few years and he has had use of the water on those two pivots which the tenant primarily used to raise wheat and summer forages and winter wheat. The landowner has maintained full possession of the northern tract and has primarily planted non-irrigated forages in the winter and summer to run his registered quarter horse herd. The pivots #48 and #53 overlap so total acreage under pivots is estimated at 400 acres. All tracts will convey as one unit due to the location of wells, the enhanced value of them being tied together and the fact that the pivots overlap. This complete offering could allow future owner to focus water to different areas of the farm for rotational practices. TOPOGRAPHY: This farm has a fair amount of slope on the northern areas, with ranges in elevation from 3667’ ASL (Above Sea Level) northeast of pivot #47 to just under 3630’ ASL in the playa area in a low-lying area northernmost boundary of pivot #53. North Pivot has terraces on slopes to the north central part of the northernmost border. The southern portion of the farm is fairly flat. 

IMPROVEMENTS: The farm is equipped with three pivots. Pivots #47 and #48 are both 1991 Valleys.  Pivot #53 is a 1994 Valley and has some deferred maintenance issues that will need to be addressed before it can be used. These pivots are all tied together with underground lines.  There are 4 active irrigation wells on the property and one well that is no longer in use.  The driller logs are available for these wells.  There is a domestic/livestock well in the northwest part of pivot #47 that should supply water to the pens and old homesite, but currently the water line supplying water to those sites has several leaks and will need to be repaired or replaced.  The tenant owns the pumps and panels associated with the irrigation wells along with fertilizer tanks so they will not convey with the farm and will be removed by the tenant.  The old pens and house just northwest of pivot #47 need some repair, but the pens could still be utilized or possibly revitalized and are a good start for a place to work cattle or pen livestock/horses.  The old house could be renovated into a bunkhouse or feed or tack shed.

WATER FEATURES: There are no natural water features on the property.

FENCING: There is currently no permanent fencing on this property other than around the corrals and pens.

WILDLIFE, HUNTING AND RECREATION: Area has dove and quail, and on areas planted to winter wheat can draw occasional mule deer, geese and crane.

SOIL: The southern parts of the farm are predominately Amarillo fine sandy loam, 0 to 1 percent slopes, Amarillo fine sandy loam, 1 to 3 percent slopes, Acuff loam, 0 to 1 percent slopes, with some smaller areas of Posey fine sandy loam, 1 to 3 percent slopes, Pep loam, 0 to 1 percent slopes, the northern area areas are predominately Portales loam, 1 to 3 percent slopes and Posey fine sandy loam, 1 to 3 percent slopes with some minor areas of Drake soils, 1 to 8 percent slopes and Midessa fine sandy loam, 1 to 3 percent slopes.

USDA INFO: Farm is currently enrolled in the USDA farm program and has 80.6 Peanut Base Acres and 402.96 Seed Cotton Base Acres.  FSA-156EZ available.

TAXES: 2023 estimated taxes are 3146.51

RESERVATIONS: Owner would like to reserve ½ of the existing minerals. Owner would like to reserve ½ of the commercial wind and solar royalty rights, but not take any reservation of the associated executive rights.

EASEMENTS: There is a permanent easement in the 100’ X100’ area where the radio tower is located.  There are no additional payments for this easement in the future. The sale of the property is subject to any and all easements filed of record.
